To many Hong Kong people, owning a property occupied part time in London is a convenience as well as a pain.

For the past two years, I have been running across every parts in Central London in the areas of St John’s Wood, Belsize Park, Westminster & Chelsea, Canary Wharf & Colindale to help my friends and families to look after their second homes here.

While managing these flats, I have established close contacts with handy men, plumbers, electricians, interior designers, as well as estate agents. In some cases, I even helped the absentee owners to negotiate and follow up with their property management office and submit insurance claims!

All these experiences taught me first-hand about the struggles and difficulties of property management while being an absentee owner.

I have come to realise that there is an opportunity for me to start a property management business helping ABSENTEE OWNER to look after their part time homes while they are living thousand miles away.

With my service, I am confident that you won’t feel helpless at times not having anyone looking out for your interests when the property needed attention. It is extremely difficult to find a property manager who truly cares about the owner’s side of the equation, i.e. having to pay too much when problems did occur.

And needless to say, I can explain to you the situations in fluent Cantonese, Mandarin and English.

Keys & Locks

Security

  • Check all entry points from Main Entrance, Lift Lobby to Apartment

  • Change locks (if requested)

  • Act as emergency contact for security system (additional fee)

Heat & Air Conditioning

Environmental Controls

  • Check circuit breaker box for tripped breakers

  • Check A/C functioning

  • Thermostat adjustments (if required)

Water Leaks

Check for Water Leaks / Water Infiltration

  • Run water to prevent sewer gas from dry traps

  • Flush toilets

  • Monitor for signs of mold / mildew

  • Check all window panes

Refrigerator

Check for Refrigerator/Fridge Functioning

  • Check for smells, sounds

  • Check for frosting

  • Arrange defrosting

Dish Washer

Run Dishwasher / Garbage Disposal

  • Prevents insect activity

  • Prevents gaskets from drying out

Fire Alarm

Visually Inspect Rooms

  • Check for smells, sounds

  • Water indoor plants if requested

  • Alternate lights on/window shades to appear occupied

  • Check smoke alarms/replace batteries-as supplied by owner

Pests Control

Check for Pest Infestation

  • Dispose of dead bugs

  • Coordinate 3rd party pest services

Mail Collection

Mail Collection

  • Secure mail / Forward mail ( (if requested)

  • Remove unwanted flyers and newspapers from mailbox

Car Inspection

Vehicles Inspection

  • Starting vehicles to prevent dead battery (if requested)

Special Weather Inspection

Special Weather Inspection (if requested)

  • Before with Alert: Securing Outdoor Furniture / Items in Balconies

  • Post Special Weather Inspection

  • Coordinate Access to All 3rd Party Subcontractor Work on Property (Additional Fee)

  • Meet vendors. Provide access. Provide updates to owner if requested (Additional Fee)

Emergency Support

Emergency Support

  • Emergencies, such as a water pipe breaking, require a fast-response. I will promptly attempt to contact you to get approval for needed repair. If the owner cannot be contacted via all given contact numbers, and if you agree to allow me to react promptly to any such emergency, as your agent, I will do on your behalf. Any non-emergency repairs, whether suggested by me or by the Property Owner, are quoted or bid-out to various service providers to obtain quality work at an affordable price.
